*Anyone 18 or older, that will live in the rental, must apply, even if a co-signer is needed.
1. Be prepared to pay $40 non-refundable application fee.
Fee will cover running a credit and criminal background chec.k.
2. Must have credit score of 650 or higher to qualify without a co-signer.
3. Must provide 3 recent months of pay stubs, or an *accepted form, for proof of income.
*Bank statements and screen shots of pay apps will not be accepted. You must submit current pay stubs, issued by your employer, which show pre and post tax earnings information.
4. Must be able to show after tax income (NET income) is 3x the monthly rental fee of the property you are applying for.
**If applying with roommates (co-applicants), the income qualification will be divided between the number of applicants in your group.
***If applicable, be sure to include the names of your roommates (co-applicants) on your application.
5. Must provide a copy of a valid photo I.D.
**If any of the requirements aren't met, you will be required to have a qualified co-signer.

*Only 1 co-signer allowed per applicant.
*Co-signers will not occupy the rental.
*Co-signers will be co-signing the lease with the applicant and will be held fully responsible for assuring all lease terms are fulfilled.

3. Must have a Parental Guarantor. Parental Guarantor must be your parent or legal guardian.
4. Must submit a NOTARIZED Parental Guarantee Form with your application.

***If applicable, be sure to include the names of your roommates (co-applicants) on your application.
***Under Employment questions-please enter "Student" if you are not employed or only employed part-time.
***Enter $1.00 under income amount
***Students applying for 3-6+ bedroom rentals, with 2 or less applying to occupy the rental, will be required to have Co-signers instead of Parental Guarantors.
Your parent or legal guardian will be required to apply and fully qualify for the rental in this case. They will need to apply as a "co-signer".
